The Northland, Kansas City MO Real Estate Guide
The Northland is the part of the Kansas City metro north of the Missouri River — Kansas City, MO neighborhoods north of the river plus Gladstone, Parkville, Liberty, Smithville, Kearney and the surrounding Clay and Platte County communities. It's where Gina does much of her work, and the practical decision for most buyers is how far north to go: each ten minutes of commute generally buys noticeably more lot.
How the Northland is laid out
The inner ring — KCMO north of the river and Gladstone — is close to downtown, mostly mid-century housing, and the shortest commute in the region for the price. Just west, Parkville is hilly and river-adjacent with a historic downtown and a very different feel.
Move outward along I-35 and you reach Liberty, then Kearney; north on 169 you reach Smithville and the lake. Each step out generally trades commute minutes for lot size, newer construction, or both.
Commuting and KCI
I-35, I-29, US-169 and MO-152 carry most Northland traffic. KCI airport is a genuine advantage up here — for frequent flyers it's often the single reason they look north of the river rather than south.
Test your commute at your actual departure time before you commit. The difference between a 7:00 and a 7:45 start on I-35 is the sort of thing people regret not checking.
What your money buys as you move north
Close in, you're mostly buying a mid-century home on a modest lot with a short drive. Middle distance gets you a broader mix of eras and more newer construction. Farther out, larger lots and small acreage become realistic, along with well and septic systems that change the inspection process.
Working the whole Northland at once
Because these communities differ so much, a Northland search works best as a comparison rather than a single-city hunt. Gina typically sets up alerts across several of them, then narrows once you've walked through two or three and learned what you actually react to.

- Very. Gladstone and inner KCMO north of the river are close-in and mostly mid-century. Parkville is hilly, historic, and river-adjacent. Liberty has a historic square plus new construction. Smithville is lake-centered. Kearney trades commute time for acreage.
- Which Northland area should I start with?
- Start with your commute tolerance and your lot-size requirement. Those two answers eliminate most of the map immediately and make the remaining comparison manageable.
